This includes replacing the roof, plastering walls, sealing cracks, maintaining common areas, partitions, gratings, parapets, electrical networks, ventilation and many others in good condition,including maintenance of hot and cold water systems.

In an apartment building, all components of these systems are inspected by specialists and, where necessary, work is carried out to prevent possible malfunctions: replacement of risers, parts of the system.

For example, if the plaster was restored in the entrance, the heating radiators were changed - all this is current repairs. Water supply and sewerage, individual parts and elements of systems, pumping units must function properly.

When the owner knows that the roofing of his house is about to leak, he will remove the rotten boards in advance and install new ones.

- restoration of a layer of plaster in places where it cracked or crumbled;

- glass insertion, elimination of cracks and holes in window frames;

- painting walls and elevator slopes, railings.

There is such current repair of buildings as unscheduled. It starts with a visual inspection of the premises. Then a list and cost estimates are drawn up. And only after that all materials are purchased - and a team of specialists begins to work.

If the management company systematically shirks its responsibilities, then under the current legal system, the owners of an apartment building can force it to carry out maintenance work of the building, both administratively and judicially. But in practice, such disputes drag on for years - and, in essence, nothing is resolved. Homeowners pay for services that are not actually produced. This is very sad and needs to be addressed.
