The layout of two-room apartments has improved significantly over the past 10 years, but it still has not become ideal. There can be many reasons for this, including the unwillingness of developers to apply to special architectural bureaus due to financial benefits.

In cheaper versions of residential premises, the walls bear the load, so they were provided for by the project from the very beginning. In typical series of houses, many apartments are rented with a ready-made layout.

According to experts, a two-room apartment with freely planned space does not exist as such. The arguments are as follows: there may be no walls, and the design of the entire room is carried out long before the construction of the building.
The physical absence of walls is just a formality that is easy to change in one direction or another. To obtain a certificate of ownership,according to Russian law, it is necessary to provide a plan to the BTI. From this it turns out that the plan is a project, but only executed by the direct developer.
According to certain rules, in a multi-storey building, all apartments are built according to the same principle, but after the purchase, each buyer has the right to change the plan or radically change the size and configuration of the rooms.
After making changes to the design, a two-room apartment should be "legalized" in the BTI. Almost every 90 people out of 100 make redevelopment, and there are at least two reasons for this. Initially, the space of a two-room apartment was planned uncomfortable and illogical, its territory was ill-conceived.
The crisis also affected the planning. Construction companies were forced to divide large apartments into smaller ones for their speedy sale and return on investment. The result was a large number of unsuccessful offers on the market.

The most common problems are caused by windows. Often, when designing, architects can overdo it unnecessarily, and then a beautiful building will turn out, but it may also have a drawback in the form of "blind" rooms. It is very difficult to arrange a comfortable environment in a two-room apartment with a minimum number of windows or with their complete absence.
Such apartments are on the conscience of construction companies that are trying tomake the most of the footage. Due to the greed of most firms, such apartments are quite common. At the same time, for 100 or 200 sq. m. can be located from one to three windows. It is obvious that such premises are bought last. Renovation of a two-room apartment in this situation does not improve its situation much. Lowering prices won't help much in this situation either.
A two-room apartment can have a corridor-type layout, when you need to go through a long corridor to get from one room to another. Considering this type of room, one can ask the question about the true purpose of the corridors, because a two-room apartment could do without them. Another inconvenient option is pencil cases. They are rectangular in shape, which is why they are not very convenient and poorly lit.
